I'm Elaine Courtney, and Courtney Property Ventures is my Liverpool property business. I find below-market-value property deals for investors, and I'm also building my own property portfolio as I go.

Most of the people I work with are private investors, some buying their first buy-to-let, some already have a property portfolio, some based overseas and buying into Liverpool from a distance. I find out from each investor what they're looking for, in terms of type of property and financial returns, some are looking for more cash income per month, others are happy with long term capital growth. I've set up multiple streams of property leads, so I can source the properties, I look into true market values of properties and negotiate discounts on them, I look at what achievable rents are, what the refurb will genuinely cost, what the yield looks like when taking everything into account, and hand them numbers they can make a decision on.

My own patch is Liverpool, I know the postcodes, I know the good streets and the ones to avoid, I know where the strongest rental demand it. I mostly deal with buy-to-let houses in Liverpool. However, do also get discounted property deals that come to me exclusively on a regular basis all over the UK

I buy direct from owners who'd rather sell quietly, no agent, no board outside, no fees, no stream of strangers walking round their house.

Some of you might know me from my time in recruitment, I have worked in recruitment for over 20 years and ran Courtney Recruitment, an award-winning business, until 2025, so a lot of my property work comes through people I've got strong relationship with from that time. The way I work hasn't changed, I listen to what someone actually needs, then do the homework to find it, and I'm open and honest about what I find.
